CCRA & PWC needed 88,000 sq. ft. of contiguous space in the airport corridor area. They undertook a lease with NWVP to secure 80,000 sq. ft. of class “A” industrial space with a view to converting it to class “A” office space
The work consisted of creating a mezzanine level of 8,000 sq. ft. including a staircase and an elevator that was handicap accessible. Heavy civil and structural work took place in the first four weeks of the schedule to enable the construction of the mezzanine. Solid pre-cast panels on the exterior were removed and openings created so that curtain wall could be installed to provide adequate natural light. The level of finishes throughout is of a very high standard and the per square foot costs of the renovation is approximately $50.00 for both landlord and tenant work.
The schedule was in fact a perfect example of what solid teamwork can achieve. The end result was the 2003 NAIOP REX Award for Office Development of the Year. The CCRA needed to be fully operational by the end of November and staged moves commenced on the 7th with completion by the 14th. Hammersmith together with NWVP created a schedule (2 shifts daily) that lasted 14 weeks. Daily team meetings were required between the landlord and Hammersmith to achieve and keep open perfect communication. Substantial completion was achieved as per the original schedule and all deficiencies were completed by the end of November.
